Russ Lyon Sotheby’s International Realty Closes a Record-Breaking 41-Acre Parcel in Sedona for $20 Million

The Sale Includes What Many Call the Scenic ‘Gateway to Sedona’

Arizona’s Luxury Leader, Russ Lyon Sotheby’s International Realty is proud to announce another record-breaking sale. This time the record sale involves the last and largest parcel of undeveloped land in and around Sedona.

Russ Lyon Sotheby’s International Realty Agents Jeanette Sauer, Ed Pennington, and Tod Christensen of the brokerage’s Sedona office sold the undeveloped land for a record $20,000,000 on Thursday.  The beautiful and scenic lot is located at 105 Cultural Park Place and includes approximately 41-acres of land.

The City of Sedona was the buyer in the transaction.  At its meeting on November 22nd, the Sedona City Council voted unanimously to approve the purchase of the Sedona Cultural Park for $20,000,000.

“It was a pleasure representing this special parcel of land and we truly believe the City of Sedona will develop the land with the Sedona residents’ best interests and input in mind,” said Sauer.

“Over the past three years, we have had several offers on this property from developers, and although we don’t know the specific plan the City has for this land, we are thrilled the City of Sedona has purchased this incredible property,” added Pennington.

The property, which can be accessed from Highway 89A and Cultural Park Place, offers a full 40.1-acre area includes: The Georgia Frontiere Performing Arts Pavilion, formerly a 5,500-seat amphitheater, opened in 2000 hosting several big concerts, including Norah Jones, before closing due to poor financial management in September 2003. The property features several unpaved parking lots, and a maintenance warehouse.

“It sits in a premier location, what is often referred to as ‘Gateway into West Sedona’, as it offers unparalleled Red Rock Vistas and Mogollon Rim views, with US Forest Service on the west and north property boundaries,” said Pennington.

Last year Pennington and Sauer represented the seller on Sedona’s record-breaking sale of the 173-acre award winning El Rojo Grande Ranch. It closed for $14,750,000 in June of 2021 and is now the second highest lot/land sale in Sedona.
